1. Acceptance of terms

By accessing easyofferscash.com or submitting your property information to us, you agree to these Terms of Service. If you do not agree, do not use the site. These terms form a binding agreement between you and Easy Offers Cash LLC ("we," "us," or "EasyOffersCash").

2. What we do

We are a real estate wholesaler and cash buyer. When you submit your property address, we may issue a non-binding written cash offer to purchase your single-family residential property in its as-is condition.

Submitting your address does not obligate you to sell. Receiving our offer does not obligate us to buy. A binding transaction only exists once both parties sign a written purchase agreement.

3. Wholesaler and assignment disclosure

You should know:

  • We may assign the signed purchase agreement to another cash buyer in our investor network, who would close on the property in our place. The economic terms to you remain identical.
  • We are not a licensed real estate brokerage. We do not represent you in the sale. We are the buyer (or an entity that will assign to a buyer).
  • If your state of residence requires real estate licensing for wholesaling activity, we are operating in compliance with that state's specific framework or we will not transact in that state. If you have questions about the legality of our business model in your state, ask before signing the purchase agreement.

4. Not legal, tax, or financial advice

Information on this site and offers we issue are for informational purposes and do not constitute legal, tax, financial, or investment advice. Sale of real estate has tax and legal consequences that depend on your individual circumstances. We strongly recommend consulting a licensed attorney, CPA, or financial advisor before signing any purchase agreement.

5. Your responsibilities

By submitting property information, you represent that:

  • You own the property (or are an authorized agent of the owner with power to transact)
  • The information you provide is accurate to the best of your knowledge
  • You have authority to enter into a purchase agreement for the property
  • You are at least 18 years old

6. No guarantee of offer

We may decline to issue an offer for any reason, including but not limited to: property location outside our buy-box, condition issues we cannot price profitably, title issues, lack of required information, or our then-current capacity.

7. Offer terms

Any cash offer we issue is non-binding until both parties sign a written purchase agreement. The offer document will specify:

  • The offer amount
  • The proposed closing date
  • Earnest money terms (if any)
  • Any contingencies
  • Closing-cost allocation (we typically pay standard closing costs)
  • The expiration date of the offer (typically 7 days)

8. Limitation of liability

To the maximum extent permitted by law, in no event shall Easy Offers Cash LLC, its members, employees, agents, or affiliates be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of this site or your dealings with us, even if advised of the possibility of such damages. Our total liability for any direct damages shall not exceed $100 or the amount we paid you for the property under a signed purchase agreement, whichever is greater.

9. Indemnification

You agree to indemnify and hold Easy Offers Cash LLC harmless from any claims, losses, damages, liabilities, costs, and expenses (including reasonable attorneys' fees) arising from: (a) your breach of these terms, (b) your violation of any law or rights of a third party, (c) inaccurate or misleading information you provided about the property, or (d) any disputes between you and other parties (co-owners, heirs, tenants, lien holders, etc.) arising from the transaction.

10. Governing law and jurisdiction

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws principles. Any dispute arising from these Terms or our dealings shall be resolved exclusively in the state or federal courts located in Texas, and you consent to the jurisdiction of those courts.

11. Intellectual property

The content of this site (text, images, logo, layout) is owned by Easy Offers Cash LLC or licensed to us. You may not copy, reproduce, or redistribute it without our written permission, except for normal personal browsing.

12. Third-party links and services

The site may link to third-party websites or use third-party services (Google Analytics, Google Ads, Microsoft Clarity, GoHighLevel CRM). We are not responsible for the content, privacy practices, or operation of those third parties.
